    Startling Statistics

    According to First American CoreLogic data release, 20% mortgaged properties in the U.S. were in a negative equity position at year-end 2008.   Negative equity and near negative equity mortgages combined (within 5% of being in negative equity territory), now account for 25% of all residential properties with a mortgage nationwide.  In December 2008, 5.3% of all mortgage properties were in servere negative equity where Loan-to-Value it more than 125%.

    According to a December study by the Comptroller of the Currentcy, more than 55% of the loans modified last year re-defaulted after six months.

    The falling prices and improving home affordability combined with mortgage rates lingering at historic lows drove December’s sales increase.  According to Radar Logic, motivated sales rose 177% year-over-year from December 2007 while the sum of all other sales in the 25 metropolitan statistical areas fell by 17%.

    Market Indicators – Jan 2009

    For the first time in years, Months Supply of Inventory is actually lower than it was one year ago.  While the market remains firmly in the buyer’s favor, this indicates that the pendulum is slowly working its way back towards equilibrium.

    Home price continue to move downward due to increase sales of foreclosures and short sales.  The median sales price in January was $250,000, down 17.4 percent from last January.

    Home sales are continuing their recent upswing as mortgage rates fall.  Pending sales in January were up 16.3 percent over January 2008 with 8,028 units.  Closed sales, which typically lag behind pending sales, were down 1.1 percent with 5,095 units.
